We have purchase a piece of land that is located in Queensland, Australia and are wanting to get an Architect to provide us with a Concept Plan of the residential dwelling, to include main house (220-240m2), Pool House (40m2) and swimming pool (location on design to work in with main and pool house).
The view points out towards the west, but we want to maximize the sun on the North face as best as possible.
As this land slopes up, we are thinking a split level home could work well, but open to see who can come up with a fantastic design using this land space as best they can (see attached bearings & dimensions).

To win this job we want to see a floor plan that is going to work really well on this land parcel/section.

Design of the exterior, we are wanting to look nice as their is restrictive covenants, but we want this to be cost effective, so NOT after extravagance!
Internal features:
- 4 Bedrooms (Master Bedroom to include Ensuite and walk-in wardrobe)
- 1 Main bathroom
- Open living for Kitchen / Dining / Lounge area - connecting to outside alfresco area and pool
- Garage
- Pool House & swimming Pool

Again, we are NOT after overly extravagant, just a very clever design that will suit this land amazingly and all ties in nicely.

Whoever wins the job will go on to complete the full Architectural Concept Plans, that includes providing us with 3D renders of the inside and outside of the house for a visual reference to begin our discussions with builders etc. If you require any further details, please let me know and I will try to provide on request.

Thanks everyone who took the time to enter their design concepts through to us. There were some really good designs that came through!

I will add that the the top contenders were designers that took their time to read the brief details and provided us some really well thought out unique entries. I understand these require a lot of your time and energy to produce and almost sorry we could only select 1 winner, although we are very happy with what they come up with and believe we are going to get an amazing home based on this design.

I will try to provide feedback to anyone who wishes for comment as best as possible.

  This is just a bearings and dimensions to provide the ground heights and land dimensions. I would leave to the designer to come up with the floor plan that will best work for how the house will situate on here. This is why I assumed a split level house could work best, but if you think a single level, be interested to see your design. Thx

Q: Could the pool house be integrated into the main volume, instead of a separate volume? they would be located in separate levels (not communicated), this in effect to mitigate costs in the construction stage
