Opis Konkursu

Hi
We are looking for concept designs to change our existing house
• Current layout as per floorplan attached
• Site photos provided
• Slope of the property:
o N to S - 2.5m drop
• House aspect is South East.
• Prevailing wind in the summer is NE and great to cool down the house (Wind strength moderate 10 – 15knots)
• Prevailing wind in the winter is S and SW and comes in over the ocean. Strong winds – up to 45knots. Cold winds. - PLEASE KEEP THIS IN MIND FOR THE POSITION OF THE ENTRANCE
• Planning to gut existing house as part of renovation. Keep the existing shell (outer walls) and renovate and extend the house to include the following: (YOU CAN INCREASE THE SIZE OF THE DESIGN BY EXTENDING TO THE BACK)
o 5 bedrooms
o 3-4 bathrooms
o 1 Study
o 1 TV/Games Room
o Kitchen
o Dining Area
o Fireplaces
o 3 Garages
o 1 x store room
o 1 x playroom
o 1x laundry

• Requirements
o OPTIMISE THE VIEWS
o Optimise use of natural light

Big tree in the back of the property will be removed
Extensions need to be to the back of the existing place as there are houses on both sides.
Dimensions of property - 36.5m x 15m
Existing house is facing SE.
We will probably clear most of the existing interior walls and just use the shell of the house and extend from there.
Don't worry too much about what is currently in the house.
I think we would keep the existing shell and remove all inside.
You can close alfresco space.
Total area to use can be up to 80% of property size -
We are budgeting to spend $700 000 on the project -
For now we are looking primarily for conceptual designs
