Redesign and provide ideas for plans that are attached. We require a innovative and unique design for a new home by the sea. The footprint is to remain or be slightly smaller, however the sub basement is to remain.
House must meet Australian Building Standards and regulations.
(1) House construction to be tilt up pre cast concrete panels where practical & normal stud work where not.
(2) Where normal stud work is used (external only) walls to be clad with cement sheet squares or similar product.
(3) Ceiling Heights to be 9ft or 275cm not as shown in supplied plan.
(4) Verandah to continue full width past living area not as shown in supplied plan.
(5) Transparent roof over/or partial Verandah area.
(6) Roof design to allow rain to fall from one level down to the next,not as shown in south north section of plans etc!
