css web template

i need the site ive designed to be programmed in css.

its important that it be easy for me to change out the background images and header....and/or be able to change the colors...if any guides are made in the psd to program this i will need the psd saved with your guides.

i want the text and links all to be live text. i have shown the desired mouseover effect for both the top nav and bottom nav...

also displayed is how i want the links to look in the body paragraphs.

also you will see the text in the lower part of the body is a little larger than the main body content..i would also like to be able to use that font/size in the left nav...as well as what you see displayed in the left nav...

i want the width of the site to be fixed..but the height to be expandable for more or less content.

this template must be easy to reuse for other projects. easily changed.

## Deliverables
