Corporate Lounge Building for Sports Venue

Im looking for a design for a building for a sports club i am involved with. We need a corporate facility to entertain sponsors, however it must overlook the track and have the ability to overlook the pits, ie it must have the ability to look both ways. It also needs toilet facilities and Ideally will have a retail space at track level. A food preparation and retailing area is required at the lower level, which would be accessible from the pits . The building will need to be three levels, with corporates at the top level. The corporate facilities must include french doors or sliding doors at trackide as well as seating for 4 outside trackside. There should be at least 4 different (and identical) corporate lounges and Ideally a large lounge capable of holding up to 40 people. I am looking for preliminary designs and an idea of costings, I would prefer Tiltslab concrete construction. however am open to suggestion. Also need to know approximate footprint of building.
