Build auctioneering Website

Hi, I am looking to get an auctioneering website built. This would be a dynamic website, which would have a content management section to allow the Admin to upload photos of property and give a clear description about the property. We would like to stay away from the hot property styles or joomula styles of sites. We do not feel the look of the sites suits what we are looking for. Main functionality to have: 1. Home Page - Will have details of Featured Properties - These would change every time a person might open the page. There would be a quick Find search A Property Search (with Category, Location, Type, Price Range search tabs) Property listing links - For commercial and Residential 2. Company or about us page would just be text about the company 3. Services would just be text about services 4. Property Search would be a tab which would bring you into a search which would do the same as the Property Search on the home page. 5. An alerts section which would mean you can save property searches and the system would automatically email or sms you when new properties, matching your saved criteria, are added to the website. 6. Contact us page - With Address & contact information 7. When you hit on a Property to View, we would like the pictures to appear on the screen very clearly, but with one main photo that can keep going through all of the other pictures of that property (perhaps using flash) The information of that property should be on the left hand side of the pictures. If there was a built in Google maps for the directions also. It is imperative that everything is easy to read, and very navigational through the site. That the site isn't slow. We would like this built as soon as possible. Its a project that’s just been released and we need to get the ball rolling. We do not mind if this is designed on PHP (preferred) or ASP or what ever platform performs best We would also like to insure that we can build up our Ranking in google and SEO (no black hat methods) would be part of the project too.
