I have the spreadsheet model built. Now I have to create the Return on Investment calculation. The IRR is what I believe I need. The scenario is, I invest monthly in a portfolio of projects. They pay back as soon as the project is sold to a buyer. Over a years period of time I should be able to turn my own money 2 to 3 times by reinvesting what has been paid back. I need a financial mind to help me figure out how to calculate my return on my initial money over a variable time frame. every month I will put money into the investment and after a few months the projects will start to sell and I will be repaid in full with a set origination fee and an interest rate on the funds for the days deployed. I need an excellent financial mind to help me calculate this.
