Styling, localisation and intgration of iproperty joomla component into a joomla 3.2 website

We wish to work with a UK based developer, please do not respond to this post if you or your company is based outside of the UK. We run a United Kingdom based lettings (property rental) agency. The software our company is run on (Aspasia, see [login to view URL]) produces an xml feed of the contents of our property database. We need a developer (preferably one with a working knowledge of the latest version of the iproperty joomla component) to re-style, implement and make slight adjustments to the iproperty component - we will be paying iproperty to actually integrate the xml feed and create cron jobs so that will not be required of the developer. We need the end product to have 1: A search widget / module which has 3 tabs or options - Student properties, Professional Properties and Sales (see images attached if this is unclear) 2. The searches for these three options much query the database on different criteria i.e. - students search for properties by their per person per week price, whereas professionals search per calendar month for the whole property and of course, sales search for a final selling price. In addition, students only search for a set number of bedrooms, like 3 bed properties or 4 bed properties, whereas sales and professionals would search for anything upwards of a certain number of beds. 3. Re-styling and CSS implementation to be compliant with latest version of joomla to work alongside a bootstrapped template. 4. final implementation of iproperty component will include all of the standard components - google places, map search, etc 5. localisation of American terms to suit the UK market, eg. we would never say "Central Air" in the UK [login to view URL] the "request a showing" (which needs to be re-titled to "request a viewing",) with Aspasia's applicant matching (this is form based, using a post script.) We are aware that most of the localisation in i-property is handled in component and requires no coding as such We built the company website ourselves, we have a fair idea of what we are working with, we know how to make certain mysql edits (changing u.s. states to uk towns etc) so we are aware of the scope of this project PLEASE see attached images to get an idea of what we want from the final implementation of iproperty, although this isn't set in stone and would also need to implement something similar to i-property's default basic search.
